Police found more than 84 mature plants inside the unit in Hunter Road, South West Industrial Estate, Peterlee, after being alerted by the keyholder early yesterday.
The keyholder had gone to check on the factory, which was closed when the firm that occupied it went into liquidation some time ago.
The keyholder became concerned that someone was living in the factory as rubbish was scattered all over and one of the windows had been blacked out.
An officer called to the premises discovered the cannabis farm, which contained sophisticated drug-making equipment.
The power supply had been by-passed and staff from the NEDL attended and made the electrics safe.
Det Sgt Cliff Down, leading the investigation, said:
"We are appealing to anyone who saw people or vehicles going to and from the factory to contact us with information.
"It would appear from the sophisticated level of this operation that whoever was behind it used a vehicle and was probably seen by people who work on the industrial estate."
Police estimate that each mature cannabis plant is potentially worth up to £1,000 on the streets.
